House Rules

We built Downtown Works to be a place where real work happens and where people actually enjoy showing up. These rules are not meant to be a buzzkill. They exist to protect your ability and everyone else’s ability to do great work in a shared environment.
By accessing any Downtown Works location, you and every person in your company, on your team, or accompanying you as a guest agree to follow these rules. These House Rules are incorporated into and form part of your Downtown Works Agreement. Capitalized terms not defined here have the meanings given in the Master Terms and Conditions.
Access and Security
Security is the foundation of a shared space that actually works. Everyone who uses Downtown Works is responsible for upholding it.
Your Access Device Is Yours Alone
Your virtual key, keycard, or other Access Device is assigned to you and only you. Do not share it, transfer it, or lend it to anyone. Each person who needs access to Downtown Works must have their own credentialed access. This is not a courtesy request — it is a condition of your membership.
No Tailgating
Do not hold a secured door open for someone you do not personally know to be an active member with current access rights. This applies even if you have seen that person in the space before. Membership statuses change. People get suspended, their agreements lapse, or they simply no longer have 24/7 access rights and you will not necessarily know that from a familiar face.
If someone needs access and does not have it, they can check in at the front desk, email our Support team or contact their Community Manager. Do not make that decision for them by holding the door. Tailgating is a violation and will be treated as one.
Do Not Prop Open Secured Doors
Propped doors compromise the security of the entire space and trigger building alarms. A door alarm requires a third-party service call to shut off, which costs $250.00. That charge is passed directly to the member responsible. If a door is alarming and it was not you, notify DW staff immediately.
Lost or Compromised Access Devices
If your Access Device is lost, stolen, or compromised, notify your Community Manager immediately. DW will deactivate it and issue a replacement. Do not wait. A compromised device that remains active is a risk to the entire space.
No Unauthorized Hardware
You may not install additional locks, cameras, surveillance equipment, or access control devices on any DW door, wall, or other area without prior written approval from DW.
Team Access Management
Private Office members are responsible for managing their team’s access. If anyone on your team is laid off, terminated, or otherwise separated from your company, notify your Community Manager immediately so their access can be deactivated. Do not assume it will be handled automatically.
Guests and Visitors
Guests are welcome at Downtown Works during business hours. The rules below are not optional – they apply every time, for every guest, without exception.
Check-In Is Required
All guests must check in with a staff member or at the check-in kiosk before entering the space. When your guest checks in, you will receive a notification. Do not allow guests to walk in on their own or bypass the check-in process.
Stay With Your Guest
Guests must be accompanied by you at all times during their visit. If you need to step away, make arrangements before you do. An unaccompanied guest will be asked to wait at the front.
No Guests After Hours
Regular Business Hours are Monday through Friday, 8:00 a.m. to 5:00 p.m., or as posted at your location. No guests are permitted after those hours for any reason. This applies to all membership types, including Private Office holders. After-hours access is for active, credentialed members only. There are no exceptions to this rule. The safety and security of all members is of utmost importance.
Guests Who Want to Work
A guest who wants to use the space to work is not a guest; they are a day pass user. Day passes must be purchased through your Community Manager before the visit. Non-members working in the space without a day pass or their own membership is a violation. Discounted day passes for guests are available for all active members.
Long-Term or Recurring Visitors
Contractors, interns, and regular non-member collaborators must check in every day and may be required to purchase day pass packs. Introduce recurring visitors to your Community Team so we know who is associated with your company. They still must check in every single day and must have a day pass available.
Common Areas and Shared Spaces
Common areas are shared by everyone in the space. Treat them that way.
These Are Shared Spaces, Not Reserved Ones
Lounges, kitchens, phone booths, hallways, and open seating are for temporary use. They are not permanent workstations. Do not occupy a table for the full day, leave your belongings to hold a spot, or treat any shared area as your dedicated workspace. Keep personal items with you.
Meeting Rooms Require a Reservation
Do not enter a conference or huddle room without a confirmed reservation. Book through the member portal at portal.downtownworks.com. Walking into an open room without a reservation is not permitted, even if it appears empty.
Phone Booths Are Not Offices
Phone booths are for calls and brief focused work, not all-day sessions. Please limit use to 30 minutes so others can access them. If all booths are occupied when you need to take a call, let the Community Team know and we will try to find you an alternative.
Clean Up After Yourself
This covers your desk, your kitchen dishes, your conference room setup, and anything your guests leave behind. The nightly cleaning crew handles building maintenance, not spills and leftover lunch. If you made the mess, clean it up.
Return What You Borrow
Shared items (i.e. markers, chargers, adapters, chairs) go back where you found them when you are done. Someone else needs them next. Should you not return an item we lent you, we will invoice you according to the Violation Schedule below.
No Furniture Changes Without Approval
If you want to adjust furniture in your office or a common area, check with your Community Manager first. Unauthorized modifications or additions may result in restoration charges.
Noise and Courtesy
Downtown Works is not a library. We are not asking for silence. We are asking you to be aware that others nearby are trying to concentrate.
- Keep your voice at a conversational level in open areas, including during phone calls.
- Use headphones when listening to music, videos, or anything with audio output.
- For longer calls or calls that require privacy, step into a phone booth or book a meeting room.
- Keep personal devices on silent or vibrate in common areas.
- Be respectful of the people working around you at the next desk, in the next office, and in the shared spaces you both use.
We want Downtown Works to be a space people genuinely enjoy. Part of that is being a considerate neighbor to whoever is sitting near you.
Kitchen and Food
We keep the kitchen stocked because we want this to feel like a place you belong. Keep it in good shape for everyone.
Dishes
Rinse your dishes and load them into the dishwasher. Do not leave dirty dishes in the sink. If the dishwasher is running, rinse your dishes and leave them in the sink to wait. Do not stack them on top of a running machine.
Fridge Policy
The fridge is cleaned out every Friday. Label everything with your name and the date or it will be thrown out, including tupperware. Anything that appears spoiled or rotten is removed immediately. If you are leaving something for others to enjoy, label it Communal.
Food in Open Work Areas
Be mindful of strong-smelling food in open areas where others are working. The kitchen and designated eating spaces are the right place for meals.
Beer
Yes, we have it. You must be 21 or older to consume it. It is available during business hours only. Please do not abuse the privilege.
Smoking and Substance Policy
Downtown Works is a smoke-free and vape-free environment at all locations. No exceptions.
- No smoking, vaping, or use of tobacco, cannabis, or similar products anywhere inside the Premises.
- No smoking within 25 feet of any building entrance, exit, or ventilation intake.
- Designated smoking areas are outside the building. Cigarette butts go in the proper bins, not on the ground.
Violations are subject to a fine per occurrence as listed in the Violation Schedule below. Repeated violations may result in suspension or termination of your membership.
Pets
Some Downtown Works locations are pet-friendly. Bringing a pet into the space is a privilege that requires advance approval and ongoing compliance with our pet policy.
- Speak with your Community Manager before bringing a pet in for the first time.
- Complete registration through our partner, PetScreening. Additional fees may apply.
- Your pet must be vaccinated, well-behaved, and under your direct supervision at all times.
- You are fully responsible for any injury, disturbance, or damage caused by your pet.
- DW may revoke pet privileges at any time at its sole discretion.
- DW is not responsible for any injury to your pet while on the Premises.
- Day Services are not eligible to bring pets, no exceptions. Service Animals with proper documentation may be allowed with prior approval.
Conduct and Community Standards
Downtown Works has a zero-tolerance policy for conduct that makes this space unsafe, unwelcoming, or unworkable for others.
- Treat all members, guests, and staff with respect. Harassment, discrimination, threats, and intimidation are grounds for immediate removal.
- Use the Premises only for lawful, professional business purposes. Retail, medical, or high-traffic public-facing uses require prior written approval from DW.
- Do not access another member’s space, mail, or information without authorization.
- Do not film, photograph, or record within any DW location without express written consent from DW.
- Do not host events on the Premises without advance written notice to DW and completion of all required documentation, including a Certificate of Insurance and Event Agreement.
- Do not use the Premises as a residential or living space.
- Do not store currency, negotiable instruments, or valuables beyond what is typical in a professional office environment. DW is not responsible for any loss.
DW reserves the right to remove any member, guest, or visitor from the Premises at any time for conduct it determines to be disruptive, unsafe, or inconsistent with these rules. Serious or repeated violations may result in termination of Services under your Agreement.
Internet and Network
The network is here for professional work. Use it accordingly.
- Do not use the network for illegal activity or to transmit harmful, offensive, or infringing content.
- Do not install personal wireless access points. They will be blocked automatically.
- Do not contract outside internet services for your office without prior written approval from DW.
- Bandwidth is shared. DW may cap individual device usage to maintain performance for all members.
- VoIP phones are permitted in Private Offices. Plug into an ethernet port. DW is not responsible for third-party VoIP configuration or call quality issues.

Personal Property and Space
DW is not responsible for theft, loss, or damage to your personal property, whether in a locker, private office, common area, or parking area. You are solely responsible for what you bring onto the Premises.
- Do not leave personal items unattended in open areas.
- Do not leave belongings in common areas overnight.
- Any damage caused by you, your team, your guests, or your pets is your financial responsibility, including a 30% administrative fee on top of actual repair costs.
- Office walls, glass, and ceilings may not be modified without prior written approval from DW. This includes signage, vinyl, and wall hangings.
Violation Schedule
The table below lists standard fines for common violations. Where a fine amount shows as blank, DW will set the amount at its reasonable discretion, communicate it to you in writing, and apply it consistently. Fines are not arbitrary and they reflect the actual cost or operational impact of the violation.
Where a fine is listed as As Determined by DW, the same applies: the amount will be documented, communicated in writing before or at the time of assessment, and applied fairly. You will not be surprised by an undisclosed charge.
All fines are charged to the payment method on file and are in addition to, not instead of, any other remedies available to DW under your Agreement.

Repeated violations of any rule in this document may result in escalating fines, suspension of access, or termination of Services.
Enforcement
When a violation occurs, DW generally follows this sequence. We reserve the right to skip steps for serious, repeated, or egregious violations.
- Verbal notice from the Community Team
- Written notice with documentation of the violation and, where applicable, a fine assessment
- Suspension of access or services
- Termination of Agreement with applicable Termination Fee as set out in the Master Terms and Conditions
Conduct that poses an immediate threat to the safety of any person (including harassment, threats, or violence) bypasses the escalation sequence entirely. DW may remove any individual from the Premises immediately and terminate the Agreement without prior notice. No cure period applies.
Fines and violation fees are charged to the payment method on file. If you believe a fine was assessed in error, raise it with your Community Manager within 10 business days of the assessment. Disputes raised outside that window will not be reviewed.
Updates to These Rules
DW may update these House Rules at any time. Where DW determines a change to be material, we will endeavor to communicate it through the member portal and/or by email to the primary contact on your account. The current version is always posted at www.downtownworks.com/legal/house-rules. Continued use of any Downtown Works location constitutes your acceptance of the rules as then posted, regardless of whether individual notice was provided.
These House Rules are incorporated into and governed by the Downtown Works Master Terms and Conditions. In the event of any conflict between these House Rules and the Master Terms, the Master Terms govern.
